For these homeowners near Rockport, TX, future retirement and the beauty of coastal living inspired them to add an innovative feature to their existing bay-area house. The tower addtion not only adds some nice leisure space and another restroom, it features an open concept floorplan on the third floor with abundant windows on all sides. The exterior finish will be EIFS stucco applied directly to the ICF with poured-in-place interior and exterior concrete window sills to match design on the main house.
Blazing Hammers Construction has been patiently waiting for interest in ICF construction to grow, and had positioned themselves to be ready for its arrival. Having attended factory training provided by Amvic and Integrated Wall Systems, they were confident in their ability to perform this project with continued on-site support from Integrated Wall Systems.
The existing home is constructed of concrete-filled concrete masonry units. The attachment of ICF to the existing CMU with drilled-in rebar dowels was problem-free.
Due to time and budget constraints, concrete will be placed in the first and second floor walls simultaneously. Joist-supporting ledger boards are fastened directly into the concrete wall cores with J-bolts placed in the wall prior to concrete placement.
The entire ICF process spanned only two weeks' time. The laminated main beam in the vaulted ceiling was set in beam pockets created by using short end pieces of the actual beam to form the pockets whent the gables were filled with concrete.
During the time leading up to and while enjoying their retirement, these homeowners will enjoy a save, quiet and durable haven within view of Copano Bay.
